As the representative of the The Accommodation Group for the West & South West London we work with corporate and leisure clients across the country to provide them with accomodation.


We ensure the property is kept in hotel standard condition during our agreement – no more worrying about your property being maintained. The Accommodation Group team has years of experience in the industry and we pride ourselves on providing exceptional service to both our property owners and guests.


With us, property owners can sit back and relax while we handle all the day-to-day operations of their rental. We take care of marketing, booking, cleaning, and maintenance, allowing owners to enjoy a hands-off investment.

Agents

The Accommodation Group already work with a plethora of reputable agents across London but is always looking to expand our network and build long lasting mutually beneficial relationships.

We take on properties through agents on guaranteed rent usually for a duration of at least 2 years. With the experience our group provides we have a very clear criteria for the kind of properties we need and the requirements of our clientele. This means we can make decisions on properties quickly (usually within 24 hours).

Landlords

The traditional way of renting isn’t always the most effective way to get your property let. With increasing competition in the market, properties are staying on the market longer or being rented at discounted rates, which means landlords need low-cost solutions to maximize their rental income.
That’s where we come in. With our guaranteed rent scheme, we rent properties directly from landlords and become the lead tenant. The minimum duration for these rentals is two years, during which we take full responsibility and liability for the property. Rent is agreed upon at the start of the tenancy and is paid on the agreed date, regardless of whether the property is vacant or occupied.

We offer a full management service at no cost to you, maintaining the property, and handling minor maintenance issues. We can also handle any major maintenance issues that may arise, which would normally be the landlord’s responsibility. Our trusted team of contractors provide quotes for necessary jobs, and carry them out efficiently and timely once all is agreed. We can also provide a interior design/staging service to maximise the look and marketability of the property. How To Work With Us

Step 1

We Become Your Tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits:

  • Your property is kept in hotel standard condition. We look after your assets.
  • No voids – your rent is guaranteed for the duration of our agreement.
  • We take care of any maintenance up to £50 including VAT.
  • The property is inspected by our cleaning team weekly.
  • You can inspect the property as regularly as you wish (48 hours notice).
  • We can make arrangements quickly (less than 2 weeks until your first rental payment).
  • Hassle free – you can be confident in your return and that your property is being looked after by us.

Step 2

We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount. With this option there are also potential tax benefits depending on your status.
